Appetite for discount retail grows as Millville Shopping Center fetches $2.4M

The retail landscape in Cumberland County continues to prove its resilience as Dollar Tree Plaza, a 33,841-square-foot neighborhood shopping center, officially changed hands in a $2.4 million transaction.

The sale of the property, located at 700 N. 2nd Street (Route 47), was negotiated by A.J. Sussman Company, a Mount Laurel-based brokerage specializing in income-producing assets. The deal equates to approximately $72 per square foot for the 3.46-acre site.

The plaza serves as a staple for the Millville community, anchored by national discount giants Dollar Tree and Family Dollar. At the time of the closing, the center was nearly 100% occupied, featuring a diverse mix of retail and food service tenants.

The buyer, YK Millville LLC, a New Jersey-based investment group, plans to hold the asset as a long-term retail investment. According to the brokerage, the new ownership is already looking toward the future, with plans to fill the final 5,000-square-foot end-cap vacancy with a new food operator.

While A.J. Sussman Company has a long-standing reputation for multi-family brokerage, this deal marks the firm’s third retail investment sale in recent months. The trend suggests that investors are increasingly seeking “recession-proof” stabilized assets.

“Neighborhood retail centers anchored by national discount retailers continue to attract investor demand,” Alan Sussman, founder and principal of A.J. Sussman Company, who represented the seller, AF LLC said. “Dollar Tree Plaza represents a well-located asset with strong tenancy and future leasing potential.”

The property’s location along the Route 47 corridor remains a key driver for its value, offering high visibility and easy access for the greater Cumberland County market.
