Bussel Realty Corp. (BRC) on Monday announced it leased the entirety of 5 Wheeling Road in Dayton, a 42,000-square-foot industrial building, to Core & Main LP.
Stephen Nozza, senior vice president of BRC, represented the landlord, Budd Development Company, in the transaction. Core & Main LP was represented by CBRE.
The property sits on over five acres and is ideally located near Exit 8A of the New Jersey Turnpike, offering convenient access to Routes 1 and 130. The building features 21-foot ceilings, six tailboards, one drive-in door, 1,200 amps of electric power, wet sprinklers, and crucial extra land suitable for trailer parking or outside storage.
Nozza, who has exclusively marketed all of Budd Development’s New Jersey properties for over two decades, highlighted the value of this asset type. “There is a shortage of these type of stand-alone industrial properties which can accommodate various uses that are not possible in multi-tenanted warehouses,” he noted.
Nozza also mentioned his current assignment for Budd Development, a renovated 86,000-square-foot free-standing facility at 332 Applegarth Road in Monroe, which is currently available and includes new loading docks, LED lighting, and two acres of stoned area for trailer parking or outside storage.
