CBRE on Thursday said it successfully arranged the sale of an Industrial Outdoor Storage (IOS) facility located at 3 Wheeling Road in Dayton. Private investment group Genesis acquired the asset for $5.7 million from a private seller.
The property, which spans five acres and includes a 7,100 sq. ft. warehouse/service facility, is the second acquisition Genesis has made through CBRE. It offers a crucial combination of a strategic location and favorable zoning, with 3.5 acres of usable outdoor space.
The CBRE team representing both the seller and the buyer, Genesis, included Mark Silverman, Elli Klapper, Liam McGregor and Mark Trevisan.
“The IOS market segment has expanded substantially over the past few years with investors clamoring for acquisition opportunities,” Silverman said. “Navigating this sale required a strategic approach and close coordination with all parties involved. Despite several complexities, we remained focused on delivering a successful outcome for our client.”
The facility’s strategic placement grants easy access to major highways and distribution corridors, making it a valuable addition to the buyer’s holdings.
“The CBRE team could not be happier for Genesis’s second acquisition with us,” Trevisan added. “This site will be a great addition to their portfolio in one of the most institutional markets of New Jersey.”
