Colliers announced on Tuesday that the brokerage has been exclusively retained to market the sale of the Liberty Corner Executive Center, an 85,400-square-foot office building in Bernards Township.
The three-story asset, located at 645 Martinsville Road, is being sold in conjunction with the leading online commercial real estate auction platform, Ten-X.com. The online auction is scheduled to take place from Dec.15th-17th.
The property sits on over 13 acres in Somerset County’s sought-after I-78 business corridor and presents a compelling opportunity for either a new owner-occupant or a value-add investor.
According to Colliers, the building is currently almost a quarter leased to three tenants, with two leases set to expire in the first quarter of 2026. This low occupancy is by design, offering “near-term flexibility for repositioning or owner-occupancy,” noted Jacklene Chesler, vice chair at Colliers.
The property is zoned E-2 Office, allowing for a broad range of uses beyond traditional office space, including medical, R&D, and data center applications.
The Liberty Corner Executive Center benefits from an exceptional location surrounded by major corporate and life sciences employers such as IQVIA, PTC Therapeutics, and Daiichi Sankyo. This prime position ensures access to an elite regional talent pool.
“Liberty Corner Executive Center benefits from a prominent zip code, superior workforce demographics, direct access to I-78, and is situated at a traffic light with ample parking, and signage potential,” Chesler stated. “This is exactly the kind of property that speaks to where New Jersey’s business landscape is heading.”
The marketing team for the sale is led by Colliers’ Vice Chair Jacklene Chesler, Vice President Patrick Norris, Director Matthew Cohen, and Transaction Manager Brittany Leventoff.
