Colliers successfully brokered the sale of 45 Waterview Boulevard, a four-story, 107,000-square-foot office building in Parsippany, marking a major milestone in Northern New Jersey’s commercial landscape. The transaction represents the Colliers team’s fifth Parsippany office sale in the past 12 months, underscoring the submarket’s resilience and a distinct trend toward owner-occupancy.
The deal was facilitated by an expert Colliers team led by Jacklene Chesler (vice chair), Patrick Norris (vice president), Samuel Horowitz (executive vice president) and Brittany Leventoff (team transaction manager). Colliers represented the seller and secured the buyer, a private end-user who plans to occupy the facility.
The property was brought to market following the departure of DSM Nutritional Products, the building’s former sole occupant. Rather than seeking a new long-term tenant, the market responded with robust interest from “Owner-Users”—businesses that prefer to own their headquarters rather than lease.
