Cushman & Wakefield finalizes three major leases totaling 878,500 SF at Central 9 Industrial Park in Old Bridge

Cushman & Wakefield announced on Wednesday the negotiation of three major industrial leases totaling 878,500 square feet at the Central 9 Industrial Park in Old Bridge. This leasing success anchors the first phase of the expansive multi-phase project, a 4.2 million-square-foot Class A logistics development by 2020 Acquisitions.

The Central 9 Industrial Park is being developed through a Public-Private Partnership (P3) with the Township of Old Bridge and benefits from a PILOT (Payment in Lieu of Taxes) program, which offers a direct economic advantage to tenants through long-term, below-market real estate taxes.

“The Central 9 Logistics Park is one of the most strategically assembled industrial parks in New Jersey,” Mindy Lissner of Cushman & Wakefield, who leads the exclusive leasing team, said. “In a State where vacant land is a commodity, the scale of this project can offer current and future tenants the ability to grow their business and establish a logistics footprint that can grow with them.”

The lease transactions

The three leases, negotiated over a 45-day period, bring major logistics and fulfillment providers to the site:

Strategic location and community investment

Efrem Gerszberg, CEO of 2020 Acquisitions, highlighted the park’s competitive advantages, stating that tenants appreciate its position “on a major highway near the Port of Elizabeth, has little labor competition with an untapped local labor force, and a long-term Tax Pilot.”

Upon its full completion, Central 9 Logistics will consist of nine buildings totaling 4.2 million square feet. As part of its P3 agreement, the developer has made significant community contributions, including:

  • The development of an 18-hole public golf course.
  • Road and infrastructure improvements near the project.
  • A donation to fund the construction of a new firehouse.

Construction on Phase II of the project is slated to begin in November 2025 and will deliver an additional 1.6 million square feet of space to the market by Fall 2026.
