Dumbo Market to open first New Jersey location at Hoboken’s Southend Lofts

Brooklyn-born gourmet grocery will anchor new condominium's retail space, bringing an NYC concept to the South End neighborhood.

Hoboken’s South End is set to welcome a taste of Brooklyn as Dumbo Market announces its first-ever New Jersey location. The Taurasi Group, developer of the new Southend Lofts condominium building, has signed a lease with the gourmet market to occupy a major retail space at 38 Jackson Street.

The 12,700-square-foot market is expected to open in approximately 12 months and will introduce its distinctive New York City experience to the Hoboken community. Residents and neighbors can anticipate a curated selection of goods, including globally sourced cheeses, fresh organic produce, salads, sushi, flowers, convenient grocery items, and hot foods prepared by an onsite chef, all complemented by a full-service liquor store.

The market will be a key anchor in Southend Lofts’ substantial 50,000-square-foot ground-level retail and commercial program, designed to serve the building’s 110 condominium homes and the wider Hoboken neighborhood.

“We are a family-run business, and connecting with our customers is at the heart of everything we do,” Asad Mujalli, who operates the market with his five brothers, said. “We want to know every single customer’s name, like a mom-and-pop store from back in the day. We’re going to bring a different concept to Hoboken, and we think people will really appreciate it.”

Founded six years ago in Brooklyn’s Dumbo neighborhood, the market has expanded to Boerum Hill and has additional locations planned for Long Island City and Manhattan’s Upper East Side.

Gary Mezzatesta, managing partner of The Taurasi Group, stated, “Bringing Dumbo Market to Southend Lofts elevates the building experience, provides a unique amenity for our owners, and strengthens Hoboken’s South End neighborhood as a destination.”

Daniel Zelson, principal of Charter Realty, which curates the retail program, noted that Dumbo Market “will fill a long-standing gap in the neighborhood and set the standard for quality and convenience.”

Southend Lofts is a visionary new development that blends historic industrial character with modern design. The building, originally constructed in 1893 as a factory, has been meticulously restored and expanded. It offers 110 one- to five-bedroom condominium homes with vast interiors, high ceilings and oversized windows.

The development features over 20,000 square feet of indoor and outdoor amenities, including a rooftop terrace with a 40-foot pool, a fitness center, open-air coworking spaces, and a virtual suite with a multi-sport simulator.

Initial occupancy for residences is expected in early 2026. Pricing for the homes starts at $795,000 for one-bedrooms, up to $3,700,000 for four- and five-bedroom penthouses. Sales and marketing are being led by Brown Harris Stevens Development Marketing NJ.
