Former Daily News site in Jersey City to become major logistics hub by 2026

A major transformation is underway on the Jersey City waterfront as global infrastructure provider Goodman Group moves forward with plans to convert the former New York Daily News printing facility into a state-of-the-art logistics center.

The project, branded Goodman Logistics Center (GLC) Jersey City, has received final planning board approval following the completion of demolition work at the 17-acre site on 125 Theodore Conrad Drive. The location is strategically situated adjacent to Liberty State Park, offering unparalleled access to the Northeast corridor.

Modernizing the Supply Chain
The redevelopment is set to deliver up to 427,130 square feet of new, sustainable warehouse space across two buildings. The facilities are designed to support the rapidly growing digital economy and meet the demands of New York’s competitive, fast-paced delivery environment.

“Goodman Logistics Center Jersey City will set a new benchmark for high-productivity logistics space in one of the most supply-constrained markets in the U.S.,” Anthony Rozic, CEO of Goodman North America said. “Revitalizing this iconic site enables us to deliver modern infrastructure that supports the evolving needs of our customers.”

Prime Location for “Last Mile” Delivery
The site’s connectivity is considered a significant asset for businesses focused on “last mile” delivery. Located within a one-hour drive of 14 million residents, the center offers crucial access to a massive consumer market and labor pool.

Key logistical features include:

  • Direct access to I-78 and close proximity to the New Jersey Turnpike.
  • Easy connections to the Holland Tunnel and Port Newark.
  • Facilities designed for intensive automation or robotics, with high-power supply and ample ceiling heights.

The Goodman Group is currently offering build-to-suit opportunities for a limited time. This customization allows tenants to tailor the space for various uses, including advanced manufacturing, food and beverage storage, and cold storage, before the general construction phase is completed.

The entire project is anticipated to be delivered by year-end 2026.

Leasing for the new logistics hub is being spearheaded by a CBRE team, including Kevin Dudley, Chad Hillyer, Nicholas Klacik and Kate Granahan.
