Gellert Global Group acquires 2 Giralda Farms, will relocate corporate HQ to Madison

In a move that reinforces Gellert Global Group’s long-term investment in the region and supports its expanding North American food importing operations, the company has acquired 2 Giralda Farms in Madison.

The company said the 146,366-square-foot Class A office building will serve as GGG’s new corporate headquarters.

JLL Capital Markets, which announced the transaction last week, represented both the institutional seller and the buyer in the transaction.

Gellert Global Group is one of North America’s largest and most established food importers, supplying premium shelf-stable and frozen products to retailers, foodservice providers and manufacturers across the globe.

GGG CEO Andrew Gellert said the transaction marks a strategic move to consolidate operations and facilitate future growth.

“This acquisition supports GGG’s growth objectives,” he said. “Bringing operations together encourages collaboration and entrepreneurship, while the facility’s location and amenities are well-suited to our expansion.”

The four-story building, constructed in 2001, is set within the exclusive 181-acre Giralda Farms campus. It previously served as the U.S. headquarters for Maersk and was subsequently leased by Merck.

The property offers a comprehensive suite of amenities that align well with GGG’s needs, including a fitness center, a sample kitchen, a cafeteria with indoor and outdoor seating, and a conference center with an auditorium. Additionally, the location provides convenient access to a highly educated workforce, including talent pools from nearby Drew University and Fairleigh Dickinson University.

The Giralda Farms campus is lauded for its park-like environment, situated adjacent to the 883-acre Loantaka Brook Reservation, yet remains minutes from downtown Madison and Morristown.

The JLL Capital Markets Investment Sales and Advisory team representing the seller was led by Senior Managing Directors Jeremy Neuer and Jose Cruz and Senior Director Ryan Robertson, along with Executive Managing Director Tim Greiner and Senior Vice President Mike Pietrowicz. GGG was represented in the acquisition by Senior Managing Director David Stifelman.

“The Morris County office market continues to attract corporate users seeking high-quality suburban locations with superior transportation access and amenity packages,” Neuer said. “The Giralda Farms campus has long been recognized as one of New Jersey’s premier corporate addresses, combining modern office infrastructure with an exceptional natural setting.”
