Hillwood, a national developer of industrial real estate, has announced the official closing and groundbreaking of its newest New Jersey project: 2772 Kuser Road, a 36-acre speculative industrial development located in Hamilton Township.
The groundbreaking ceremony, held on Nov. 5, marked a key milestone for Hillwood’s second development in the state, which is being directed by Market Leader and Senior Vice President Ben Rosen. The facility is strategically designed to capitalize on its prime location within one of the Northeast’s most coveted logistics hubs.
The site is positioned just 1.5 miles from Exit 7A of the New Jersey Turnpike (I-95), offering unparalleled access to the entire Northeast Corridor. This location is particularly valuable due to its proximity to Central New Jersey’s robust blue-collar workforce and the nation’s densest consumer base.
“The groundbreaking at 2772 Kuser Road represents more than just the start of construction—it’s a testament to our belief in the continued strength of the New Jersey industrial market and our dedication to investing in projects that drive long-term value for our tenants and communities,” Rosen said.
The facility will feature high-quality modern specifications to meet strong tenant demand:
-
Clear Height: 36 feet
-
Column Spacing: 52’W x 52’D (60’D at staging bays)
-
Accessibility: Immediate proximity to major interstates, parcel hubs, ports, and intermodal terminals.
The project, which received full approval, has a target completion date of Q3 2026.
Chuck Fern, a broker at Cushman and Wakefield, who represented the transaction, praised Hillwood’s strategy in the region. “Their strategic vision and execution in New Jersey are second to none, and we’re excited to be part of their continued growth in this market,” he noted.
Hillwood is continuing to tactically expand its footprint in New Jersey with projects that aim to strengthen the region’s dynamic supply chain and logistics ecosystem.
