JLL has been retained as the exclusive office leasing agent for The Madison at 175 Park, a 270,000-square-foot headquarters opportunity located in the affluent Morris County town of Madison.
The landmark property, originally designed by world-renowned architecture firm Kohn Pedersen Fox (KPF) and built in 2012 as the headquarters for Realogy, is currently being reimagined by global architectural firm Gensler as a contemporary suburban campus blending high-end design with a focus on wellness and sustainability.
Repositioning for the next-generation workplace
Situated on 15 acres, the LEED Silver Certified building is being repositioned to capture the growing demand for flexible, amenity-rich headquarters outside of dense urban centers. Gensler’s conceptual designs for the next-generation workplace emphasize health, flexibility, and collaboration, with planned high-end features including:
-
Park Café: An upscale bistro with retractable walls that open to an outdoor courtyard.
-
Wellness Center: Spa-quality locker rooms and extensive fitness facilities.
-
Conference Center: A state-of-the-art facility including an executive boardroom.
-
Outdoor Amenities: A central garden plaza for meetings and events, and a grand arrival courtyard with firepit gathering areas.
The JLL leasing team, led by Executive Managing Director Tim Greiner and Executive Vice Presidents Coleen Maguire and Larry Martin, is primarily seeking a single full-building headquarters tenant to take the space ahead of the current tenant’s (Anywhere Real Estate, formerly Realogy) lease expiration in September 2029. Two floors are immediately available for occupancy.
“The conceptual plans demonstrate how the property can be customized to meet a new tenant’s specific needs and illustrate the flexibility and potential of the space as part of a broader repositioning strategy,” Greiner said. “It’s a rare opportunity for companies seeking to establish a legacy headquarters in a setting that truly inspires.”
Key features and connectivity
The property already boasts several high-end design elements, including a dramatic three-story atrium, floor-to-ceiling glass, and two green roofs. Landscaped courtyards by Nelson Byrd Woltz further enhance the biophilic design, which aims to bring the outdoors in.
The location offers strategic advantages for corporate tenants:
-
Talent Pool: More than 65% of residents within a five-mile radius hold a college degree, offering a deep local talent pool.
-
Transit Access: The property is located off Route 24 with direct access to Interstates 287, 78, and 80. A dedicated tenant shuttle provides service to NJ Transit’s Convent Station, offering direct rail service to Midtown Manhattan.
-
Executive Amenities: The property is minutes from Morristown Airport and 30 minutes from Newark Liberty International Airport, with nearby towns like Madison, Morristown, and Summit offering upscale dining and executive accommodations.
With 920 surface and executive-level parking spaces, EV charging stations, and hands-free technology throughout, The Madison at 175 Park is positioned as an ideal choice for a firm seeking a sophisticated, modern, and wellness-oriented corporate headquarters.
