KABR Group and Hornrock Properties break ground on 216-home luxury residential tower in Ridgefield Park

 

KABR Group and Hornrock Properties officially broke ground Wednesday on a new six-story luxury multi-family rental building at 95 Challenger Road in Ridgefield. The 216-home community represents a major milestone for the Overpeck Corporate Center, marking the first residential development within the 60-acre mixed-use complex.

Located just five miles west of Manhattan, the development will transform the corporate center into a true mixed-use environment where residents can live, work and recreate.

“95 Challenger Road represents an exciting next chapter for Overpeck Corporate Center,” Michael Goldstein, chief operating officer of KABR Group said. “With this new ground-up multi-family building, we’re complementing that legacy, creating a vibrant, mixed-use environment where people can live, work, and enjoy the amenities of the property and surrounding area.”

The property is uniquely situated along the banks of Overpeck Creek and adjacent to the expansive 805-acre Overpeck County Park. The design by Minno & Wasko Architects and Planners will feature a mix of studio, one-, and two-bedroom residences, including 22 affordable apartments. The community will also offer 2,000 square feet of ground-floor retail space.

David Hornblass, Principal of Hornrock Properties, highlighted the site’s distinct appeal. “This is an incredibly unique site, offering the tranquility of being nestled between Overpeck Creek and Overpeck County Park, yet located in the heart of one of Bergen County’s key business centers,” Hornblass said.

The full suite of planned amenities includes an outdoor pool, resident lounge, café, coworking space, game room, golf simulator, children’s playroom, pet spa, and a state-of-the-art fitness center. Residents will also have access to enclosed garage parking with EV charging stations.

Mayor Adam MacNeill, who joined principals from both firms for the ceremony, praised the partnership. “This partnership stands ready to transform a challenging site into one of North Jersey’s premier living destinations,” he said, noting the property’s “unbeatable proximity to New York City.”

The location offers exceptional regional connectivity via the New Jersey Turnpike, Interstate 80, and Route 46, providing convenient access to New York City and nearby Hudson River waterfront communities.
