In the latest big win for Morristown, M Lofts, a six-story, 150-unit, $78.3 million complex
by SJP Properties — one that comes with a new public park along the Whippany River
— was approved by the the town’s planning board late last week.
M Lofts will be located at 35 Spring Street in Morristown and adjacent to M Station, the
state-of-the-art office complex also built by SJP that is home to both Deloitte and Sanofi.
It will be near Headquarters Plaza, the historic Morristown Green and the Morristown
Train Station.
Work on the project, designed by Hoboken-based architects Marchetto, Higgins, Stieve,
is expected to begin in the middle of 2026 and take two years to finish.
News of the approval was first reported by Morristown Green, the local site that is first

And make no mistake about it, this is big news for an area that has been on the town’s
redevelopment wish list for a generation.
The development will include 30 affordable units (among the 150-unit luxury
apartments) with 165 parking spaces across 240,000 square feet.
M Lofts will have 10,000 square feet of amenities, including an indoor pickle ball court,
fitness center, residents’ lounge, co-working space, and a roof terrace with firepits. A
golf simulator is planned, too.
The council has approved a 20-year PILOT (Payment in Lieu of Taxes) for M Lofts.
Instead of paying into the regional school tax levy, the developer will make payments to
the nonprofit Morris Educational Foundation.
