Metz Industrial Group leases 19K SF to Unipak Solutions at prime Kearny logistics hub

The Metz Industrial Group of Bussel Realty Corp. (BRC) on Monday announced a significant leasing transaction in Kearny, securing a new tenant for the strategically located 76-104 Third Avenue industrial building.

MIG successfully leased Unit B, a 19,035-square-foot space, to Unipak Solutions Inc., a contract packaging company with over 60 years of industry experience.

The MIG team, including Principal Jordan Metz, Senior Associate Benito Abbate, and Sales Associate James Friel, represented the landlord, RHS Hope LLC, in the transaction. Lee & Associates represented the tenant. The transaction reinforces the sustained demand for functional industrial space in key New Jersey logistics corridors.

Benito Abbate noted that Kearny’s accessibility continues to be a major draw for established regional operators. “We’re seeing sustained demand from established regional operators like Unipack Solutions for functional, high-quality warehouse and manufacturing space in core logistics corridors,” Abbate said. “Kearny’s proximity to the Turnpike and Port Newark/Elizabeth continues to draw users who value accessibility and efficiency, and this transaction reflects that strength.”

The 100,030-square-foot industrial property at 76-104 Third Avenue is situated on 5.4 acres and offers desirable features for logistics operations, including 24-foot-high ceilings, tailboard loading, wet sprinklers, and 1,800 amps of electric power. The location is highly accessible, positioned near the New Jersey Turnpike, I-280, Routes 1-9 and 21, Port Newark/Elizabeth and Newark Liberty Airport.

Unipak Solutions Inc. specializes in contract packaging services, including blending, co-packing, and distribution for industries ranging from foodservice to household products. Their services include inventory management, order picking support, and handling inbound/outbound container and truck logistics.

The Metz Industrial Group continues to market the property, with 20,000 square feet still available for lease at 76-104 Third Avenue. MIG is known for its data-driven strategy and specialization in small-bay, industrial outdoor storage (IOS), and last-mile logistics assets throughout New Jersey.
