Sheldon Gross Realty has announced the successful leasing of 21,000 square feet of warehouse space at 540-560 Lincoln Boulevard to Mysha Distributors, a prominent supplier of Indian groceries and food products.
The transaction, brokered by Sheldon Gross Realty Corporate Sales Representative Joshua Glussky, highlights the continued demand for well-located logistics space in New Jersey’s industrial heartland. The deal originally began as a 15,000-square-foot commitment but was expanded by an additional 6,000 square feet to accommodate the distributor’s growth.
The Middlesex facility offers Mysha Distributors a “last-mile” advantage, situated within a high-density corridor that provides seamless access to the tri-state area’s major transportation arteries.

The 540-560 Lincoln Boulevard property is a 100,000-square-foot industrial complex featuring renovated roofing and modern power distribution. Following the Mysha Distributors lease, Sheldon Gross Realty confirmed that a 14,000-square-foot suite remains available at the site, which includes approximately 2,000 square feet of office space and a dedicated loading dock with a ramp.
The deal underscores a broader trend of international food suppliers seeking expanded storage capacity in New Jersey to meet the rising demand for authentic ethnic groceries across the East Coast.
