NICE Systems renews 40K SF waterfront office lease in Hoboken

Global enterprise software leader NICE Systems has committed to a long-term future on the New Jersey Gold Coast, renewing its 39,990-square-foot office lease at 221 River Street in Hoboken.

The renewal, arranged by Cushman & Wakefield, ensures NICE Systems will continue to occupy the entire 11th floor of the prestigious Waterfront Corporate Center III. The property is a cornerstone of Hoboken’s south waterfront, offering unobstructed views of the Manhattan skyline and premium Class A amenities.

NICE Systems, which specializes in AI-powered customer engagement and financial crime compliance, has utilized the Hoboken location as a strategic hub for its U.S. operations for nearly a decade. The decision to renew at 221 River Street underscores the enduring appeal of “transit-oriented” office space in a post-pandemic market.

“We are proud to continue our long-standing global relationship with NICE Systems by securing their lease at this premier waterfront property,” David DeMatteis, executive managing director at Cushman & Wakefield said. DeMatteis, along with Mina Shehata and Scott Schubert, represented the tenant in the negotiations.

The Waterfront Corporate Center is widely considered New Jersey’s highest-quality office development due to its proximity to the landmarked Hoboken Terminal.
