PickleRage, a fast-growing indoor pickleball club, recently signed a ten-year lease for 42,722 square feet at 900 North Avenue, becoming the anchor tenant for a major redevelopment project in Plainfield.
The lease secures PickleRage as the main occupant in the brand-new, 142,660-square-foot Class A facility developed by ECA Developers. The project is transforming a condemned, century-old factory into a modern hub for recreation, wellness, and light industrial uses, with delivery scheduled for late Q4 2025 and PickleRage expected to open shortly thereafter.
The success of the redevelopment was championed by local government, including a PILOT program and expedited approvals.
“This project is a true public-private success story,” Eric Rabinowitz and Barry Caldwell, owners of ECA Developers said. “Together, we’re bringing new jobs, tax revenue, and state-of-the-art recreation to the City of Plainfield.”
A new model for experiential tenants
Unlike traditional warehouse conversions, 900 North Avenue is designed to attract recreational and experiential tenants, with a focus on indoor sports, fitness, family entertainment, and pet care. The property also features a liquor license available for tenants looking to integrate food and beverage with their concepts.
The development is strategically located just minutes from the Garden State Parkway, Route 22, and I-78, and is adjacent to Iron Ore’s newly delivered 120-unit luxury apartment community at 1000 North Avenue. The site’s location is expected to be highly attractive as Plainfield anticipates building over 3,000 new residential units in the next two years.
Jordan Metz, principal of the Metz Industrial Group at Bussel Realty Corp., which exclusively represented ECA Developers in the transaction, noted the remaining availability. “We’re now seeking additional recreational, wellness, and light industrial tenants for the six remaining units, ranging from 13,000 to 80,000 square feet.”
