Resource Realty of Northern New Jersey (RRNNJ), acting as the owner’s representative for long-time client Richards & Robbins, has secured a new flex-space industrial lease at 311 Route 46 in Fairfield.
The transaction involved an unnamed tenant occupying 7,260 square feet of the 65,000-square-foot property. The newly leased space features 22-foot clear ceilings and offers high visibility to U.S. Route 46, a major roadway with over 45,000 vehicles passing by daily.
Decades of partnership drive success
The deal underscores RRNNJ’s business model, which is defined by multi-generational partnerships, and its continued growth in the Northern New Jersey market. The relationship between RRNNJ and Richards & Robbins is a testament to this strategy. Richards & Robbins has developed, owned, and managed multi-tenant flex buildings in the greater Fairfield market for over 50 years.
“Our history of working with industry leaders like Richards & Robbins dates back to the very first days of our company,” said Greg Sabato, Principal at RRNNJ, who secured the lease. “Every single one of these deals has been a foundational piece of our business, and we are proud to continue building on that legacy after so many years.”
David Richards, principal at Richards & Robbins, echoed the sentiment, emphasizing the collaborative approach. “The growth of our portfolio has been a collaborative effort, and the long-term partnerships with firms of RRNNJ’s caliber and its principals has been instrumental to our success,” he said.
Both firms share a mutual philosophy focused on cultivating long-term, mutually beneficial relationships with all business partners, including tenants, contractors, and lenders, ensuring strategic commercial real estate goals are met.
