Saddleback Real Estate Developers on Monday announced the successful $13 million sale of a 50,000-square-foot industrial facility located at 999 Willow Grove Street in Hackettstown. The transaction marks a significant milestone for the firm, as the state-of-the-art building was fully constructed and sold within a single year.
The property was acquired by Bytech, a Brooklyn-based manufacturer of mobile accessories, signaling continued demand for high-quality industrial space in the New Jersey corridor.
A rapid turnaround
The project highlights the “speed-to-market” capabilities of the Salvatore V. Frassetto family of companies. After acquiring the raw site in 2021, the developers moved quickly through the construction phase with RC Andersen serving as the general contractor and construction manager.
“Watching 999 Willow Grove Street go from a bare site to a finished building has been incredibly rewarding,” Terry Frassetto, president of Saddleback Real Estate Developers said. “It’s a proud moment for our entire team.”

Salvatore Frassetto emphasized that the site’s success was rooted in its geography. “Location plays a critical role in the success of any industrial development, and this site is aligned perfectly with market demand and infrastructure access,” he stated.
Market impact
The transaction was brokered by Robert Adams of Garden State Realty, with financing provided by Kearny Bank.
The sale reinforces Saddleback’s long-standing reputation for repositioning undervalued properties into premium assets. Since 1975, the Frassetto family has developed over 25 million square feet of commercial space, facilitating more than $3 billion in real estate transactions across New Jersey.
