The Nell, Prism Capital Partners’ acclaimed mixed-use, transit-oriented development in downtown Dunellen, has hit a major retail milestone: its 9,300-square-foot retail component is now 100% leased following the addition of MB Dental Care.
The new full-service dental practice, led by Dr. Ahmed Beheiry, has secured 3,800 square feet at the standalone retail building located at 100 South Washington Avenue. MB Dental Care joins established tenants Blue Foundry Bank and Kessler Rehabilitation Center, completing a lineup that firmly establishes the property as a key convenience hub for the local community.
A hub of everyday convenience
The retail building’s prime position directly across from the Dunellen Train Station was a crucial draw for tenants catering to essential, everyday needs.
“From the start, The Nell was intended to serve as an integrated extension of Dunellen’s vibrant downtown, with a retail component that would serve the entire community,” Robert Fourniadis, Prism’s senior vice president, residential said. “We’ve achieved that goal with a terrific group of convenience tenants to meet every day needs.”
The building’s design, created by Spiezle Architectural Group, features a modern take on vintage transit themes, including distinct peaked roofs and contrasting trim, seamlessly blending with the surrounding area.
An award-winning community
The Nell community is comprised of 252 luxury one- and two-bedroom rental residences in addition to 130 for-sale townhomes developed by K. Hovnanian Companies. The development has been widely recognized for its successful integration and positive impact on the area, having previously earned both a New Jersey Future Smart Growth Award and a New Jersey Business Magazine’s New Good Neighbor Award.
