Middlebrook Plaza, a 253,000-square-foot shopping center located on Route 35 in Ocean Township is continuing to diversify its tenant mix with the addition of event venue Villa Bella.
Villa Bella signed a 2,700-square-foot lease and is slated to open in Spring 2026. The venue is a new venture for sisters Isabel Abreu and Kelly DeOliveira, who plan to specialize in hosting intimate celebrations, including bridal showers, birthdays, spa experiences and parties for all ages.
The lease was arranged by Michael Manna of Burke & Manna Real Estate and Owner’s Representative Bernard Silverstein, a partner of developer Garden Commercial. Glenda Dembreze of RE/MAX Synergy served as the tenant’s broker.
“Great things are happening at Middlebrook Plaza,” Silverstein said. “This new addition is a fantastic enhancement as we continue to expand and diversify our tenant mix, bringing us closer to full occupancy. Villa Bella will be a wonderful community amenity.”
The addition of Villa Bella complements an evolving tenant lineup at Middlebrook Plaza. Anchored by Kohl’s and Floor & Décor, the center has recently welcomed Alpha Gym and has King House Sushi coming soon. Other tenants include Dollar Tree and a variety of dining and service providers.
Middlebrook Plaza is a key retail hub in Monmouth County, serving a growing population of 150,000 residents within a five-mile radius, where the average household income is $114,000. The property benefits from outstanding access to major highways, including the Garden State Parkway and routes 18, 36, and 66.
Remaining retail availability at the center includes three combinable 3,000-square-foot units and one 6,600-square-foot space.
Garden Commercial, the developer, is among the nation’s largest retail and office operators, owning and managing over 25 million square feet of space across the country.
