West Side Square, a new master planned district in Jersey City where design, culture, and city energy will converge, is set to enrich the already dynamic and storied character of the Marion neighborhood. Set for completion in September 2026, the community, rooted in the industrial vision of the Hudson County city, will span nearly 800,000 square feet, bound by Broadway to the south, Fayette Place north, Giles Avenue to the west and Corbin to the east, placing it at the crossroads of a longstanding business district, residential hub and key transit center.
Being developed through a collaborative partnership between Lanterra Developments, Westdale Properties, Lantree Developments and Altree Developments, West Side Square will serve as a focal point in Jersey City’s ongoing transformation into a cultural and creative epicenter, weaving into the fabric of the city’s future. It builds on its legacy of embracing the neighborhood’s distinct identity while creating new spaces for residents and visitors to connect and thrive.
The new concept will introduce two purpose-built rental buildings — The Residences at WSS and The Factory at WSS — offering 834 residential units, 16,275 square feet of combined retail space and an outdoor piazza. This pedestrian-friendly space will feature cobblestone walkways, open-air markets and an evolving arts and music scene, making it a true cultural destination.
Pending city approvals, The Factory at WSS will preserve the two facades of the original factory from 1911, alongside a historic living quarter for factory workers, honoring the neighborhood’s roots and maintaining a tribute to its legacy.
West Side Square will also feature a range of full-service amenities for residents, including an expansive rooftop/retreat that features a pool, lounge spaces as well as an outdoor screening experience. Residents will also enjoy a state-of-the-art fitness center, yoga room, podcast room, pet-friendly spaces including a dog run, bike storage, guest suits, refrigerated storage lockers and 24-hour doorman service.
The addition of a lobby café shop will further enhance the community atmosphere, making WSS not just a place to live, but a destination for social play and ultimate living. In addition, West Side Square will host resident and community-led events, fostering engagement and connection among neighbors while celebrating the spirit of the surrounding area.
The Residences at WSS is located at 1075 West Side Avenue and will feature 477 units, ranging from studios to three-bedroom apartments, with sizes ranging from 480 square feet to over 1,500 square feet. The Factory at WSS (64 Broadway), part of the project’s second phase, will bring an additional 357 units, including 36 affordable housing units, across over 300,000 square feet.
