Colliers brokers 11-acre deal for Kia relocation and mixed-use hub

A long-vacant stretch of the Black Horse Pike is finally set for a major revival. Colliers announced Monday that it has brokered a complex land sale and joint venture on approximately 11 acres at the intersection of Black Horse Pike and Watson Drive, paving the way for a massive automotive and retail expansion in Washington Township.

The deal, negotiated by Colliers Senior Vice President Rich Weitzman, divides the site between two primary buyers: an affiliate of Retail Sites, LLC (3.25 acres) and Turnersville Kia (8.29 acres).

The transaction unlocks a multi-phase development plan aimed at revitalizing a corridor that sits directly across from major anchors like Target and Lowe’s. The “Shoppes at Turnersville” project will serve as a modern anchor for the area’s growing retail needs.

Planned project highlights:

  • Turnersville Kia Flagship: A brand-new 46,500-square-foot state-of-the-art facility. The dealership will relocate from its current Sicklerville address to this significantly larger footprint.

  • America’s Discount Tire: A new 7,020-square-foot retail service center, expanding the national brand’s presence in the Philadelphia metro market.

  • Future retail pad: A dedicated site for an additional retail or restaurant tenant.

  • Expansion potential: The deal creates a springboard for further development on nearly 25 acres of adjacent land, which could include future residential or commercial components.

The site was previously home to a former car dealership and had remained undeveloped for years despite various proposals. This successful closing represents a decade of planning and entitlement work.

“This transaction was about finding the right uses for this long-vacant site and creating value while solving an immediate need for the automotive sector,” Weitzman said. “We were able to structure a deal that supports current needs and allows the property to adapt as the corridor continues to grow.”

Robert Hill, President of Retail Sites, LLC, noted that the location’s visibility was the primary draw. “Colliers’ understanding of the market and their ability to align both sides of the transaction were critical,” Hill stated. America’s Discount Tire was represented in the deal by Jonathan Spoerl of Metro Commercial Real Estate.

By bringing Turnersville Kia into a flagship-sized building and adding a national tire brand, the project is expected to significantly increase tax revenue and foot traffic for Washington Township. With 40,000 vehicles passing the site daily, the new development is positioned to be a cornerstone of the regional retail landscape.
