Colliers orchestrates sale of 15K SF fully leased medical asset in Fair Lawn

Colliers on Wednesday announced the successful sale of 14-01 Broadway, a premier 15,000-square-foot medical office building in the heart of Bergen County. The three-story asset was acquired by a private investor following a competitive auction process, highlighting the continued resilience of the “defensive” medical office sector.

The Colliers team, led by Jacklene Chesler, vice chair; Patrick Norris, vice president; and Brittany Leventoff, transaction manager, acted as the exclusive advisor for the Special Servicer in the REO (Real Estate Owned) transaction.

Constructed in 2012, the property serves as a vital outpatient hub for the Fair Lawn community. It is anchored by AbraHealth Children’s Surgery Center (also known as the Children’s Ambulatory Surgery Center of NJ), a state-of-the-art facility that occupies more than 50% of the building.

The center is a critical regional resource, providing specialized outpatient pediatric surgical care—specifically advanced dental and oral surgery—in a warm, child-friendly environment. “The sale of 14-01 Broadway reflects the continued investor appetite for high-quality medical office assets in supply-constrained submarkets,” Chesler said.  “Properties with proximity to major health care systems continue to attract capital seeking stability.”
