Cushman & Wakefield has successfully brokered two lease agreements at 180 Park Ave, bringing the Class A office asset in Florham Park to near-full capacity. On behalf of the landlord, Vision Properties, the real estate services firm secured 14,425 square feet of office space, elevating the building’s occupancy rate to 96%.
The transactions feature a major new arrival and a strategic expansion by two prominent law firms:

Windels Marx, Lane & Mittendorf, LLP: The firm signed a long-term lease for 11,726 square feet. Peter Dodds of Morford & Dodds Realty represented the tenant.

Carlton Fields: Strengthening its existing presence in the building, the firm expanded its footprint by an additional 2,699 square feet.
The 228,000-square-foot building is a centerpiece of The Green at Florham Park, a master-planned campus that also hosts the New York Jets training facility and the Archer Hotel. 180 Park Ave is renowned for its tenant-focused environment, featuring a newly renovated atrium lobby, a full-service cafeteria, a fitness center, and a daily shuttle service to the nearby NJ Transit station.

The leasing team of Brian Decillis and Bill O’Keefe represented Vision Properties. The deal reflects a broader “flight-to-quality” trend where top-tier firms gravitate toward amenitized, modern office spaces.
