Former Trenton City Hall listed for sale by Colliers, primed for 28-unit residential conversion

The former Trenton City Hall, a historically significant property and a commercial asset in the heart of the capital district, has been listed for sale. Real estate services firm, Colliers, has been appointed as the exclusive broker to arrange the sale of the 40,000 square-foot property located at 2-8 North Broad Street.

The property presents a rare mixed-use redevelopment opportunity, as the asset has recently secured Planning Board approval for conversion into 28 luxury multifamily residences. The team representing the private seller includes Jacklene Chesler, vice chair; Patrick Noris, vice president; and Brittany Leventoff, team transaction manager at Colliers.

Prime location and multifamily potential

The four-story building currently generates income from six ground-floor retail suites, which house various food, apparel and convenience tenants. Floors two through four, which were historically used as office space, are available for immediate occupancy.

The approved residential plans call for the conversion of the upper floors into 28 luxury residences, including 10 studios and 18 one-bedrooms, with select units featuring lofts and private patios. This project is positioned to capitalize on the high demand for quality housing in the area, a trend evidenced by nearby successful conversions like the 85-unit Bell Apartments, which command some of the area’s highest rents.

“We’re excited to offer buyers a rare opportunity to acquire a historically significant, income-generating asset in the heart of Trenton’s capital district,” Chesler said. “With retail frontage, approved residential conversion plans, and proximity to government agencies, 2-8 North Broad is positioned for transformative mixed-use redevelopment.”

The asset is strategically located at the traffic light intersection of State Street and Broad Street. Its position in the capital district places it within walking distance of numerous major government agencies and functions, including the New Jersey State House and the Departments of the Treasury, Labor, Motor Vehicles, and Health.
