NAI DiLeo-Bram & Co. on Thursday announced the $4.5 million sale of a strategic retail and fuel-service property located at 701 E. Edgar Rd. in Linden. The transaction marks a significant transition for the high-traffic site along Route 1, moving from national operator Speedway LLC to the growing independent brand Fuel One.
The deal was spearheaded by NAIDB Vice President Jennifer Harrison, who represented the buyer, Rona 22 LLC (doing business as Fuel One). The acquisition secures a premier 1.84-acre parcel for the purchaser in one of the state’s most competitive commercial corridors.
The property features a 3,650-square-foot free-standing building and is positioned to capitalize on the massive daily vehicle counts along the Edgar Road retail stretch. Fuel One, known for its focus on competitive pricing and convenience-based services, intends to maintain the site’s legacy as a fueling destination.

“Securing a site of this scale along this roadway provides Fuel One with a strategic foothold in a high-demand area,” Harrison noted. “This transaction underscores the continued strength of the New Jersey retail and fuel-service market.”
Harrison, who brought 25 years of asset management experience to NAIDB 18 months ago, has quickly become a driving force in high-value New Jersey investment sales. This deal was a collaborative effort involving Glenn Beyer of Newmark and Justin Glenn of Excess Space, who co-represented the seller, Speedway LLC.
