The Hills Village Center is undergoing a high-energy transformation. JLL announced Wednesday that it has successfully brokered 10,620 square feet in new leases and renewals at the 101,453-square-foot Bedminster landmark, signaling a major win for the property’s repositioning strategy.
The shopping center, anchored by Kings Food Market, was acquired in 2024 by Lena Centers—a subsidiary of the Boston-based real estate private equity firm Longpoint Partners. Since the acquisition, JLL’s New Jersey Retail Advisory team has been tasked with curating a “complementary mix” of fitness, wellness, and specialty retail to serve one of the state’s most affluent demographics.
The recent activity features a blend of rapidly expanding international franchises and established regional favorites:

Fit Body Boot Camp (3,147 SF): The international fitness franchise joins the roster with its signature time-managed workout programs.

Stretch Zone (1,059 SF): The practitioner-assisted stretching brand continues its aggressive growth, choosing The Hills for its latest New Jersey footprint.

Purity Water (1,004 SF): A New Jersey-based purified water franchise tapping into the rising consumer demand for niche, high-quality hydration.

Riccairdi Brothers Paint (3,147 SF): The family-owned Northeast staple, founded in 1929, has committed to a long-term lease extension.

Great Clips (980 SF): The world’s largest hair salon brand has renewed its commitment to the center.
“When Lena Centers acquired The Hills Village Center, there was a clear mandate to reinvest in the property and elevate the merchandising mix,” David Townes, JLL managing director said. “The response from the market was extremely encouraging.”
Located at the intersection of Hills Drive and Route 206, the center sits in a prime location with easy access to I-287 and Route 202. The property serves a highly educated and wealthy customer base, with average household incomes exceeding $230,000 within a five-mile radius.
The current tenant roster includes:
- Anchor: Kings Food Market & CVS
- Dining: Starbucks, Pancheros Mexican Grill
- Services: Verizon, PNC Bank, Somerset Valley Urgent Care
With the recent flurry of deals, JLL reports that only a limited number of spaces remain. Current availabilities range from 531 square feet to 4,155 square feet.
“We are actively seeking food and specialty retail users to complete the merchandising mix,” Alana Friedman, JLL vice president said.
