JLL secures full occupancy at River Commons in Teaneck with new retail leases 

The retail portion of River Commons, a mixed-use development at 764 New Bridge Rd. in Teaneck, is now fully leased, thanks to recent transactions brokered by JLL. The firm completed leases for 8,361 square feet of space, filling the remaining storefronts at the property.

Developed by The Kamson Corporation in 2021, River Commons features 19 townhome-style apartments above street-level retail spaces. The JLL team, led by Managing Director David Townes and Vice President Alana Friedman, was tasked with leasing the commercial units to service-oriented tenants that would benefit the building’s residents and the surrounding community.

The final leases were secured with two new tenants:

  • Kids United, a rapidly growing youth soccer development franchise, will occupy 3,452 square feet. The franchise, which uses soccer to teach children critical soft skills, is expected to open this fall.
  • Top Notch Performance Club, a healthcare provider, has leased 3,341 square feet.

These new tenants join Déjà vu Bakery & Café, which leased 1,474 square feet earlier this year, and a pre-existing liquor store.

According to David Townes, the successful leasing effort demonstrates how adding service-oriented retailers can enhance a property’s value. “At River Commons we’ve created a mix of service-oriented tenants that truly meet the needs of the community while delivering long-term value for the property owner,” he said.

The property is strategically located in Bergen County, serving a dense community near major roadways like Route 4 and multiple bordering towns, including Hackensack and River Edge.
