Branchburg-based Larken Associates continues its dominant streak in the New Jersey residential market. The firm walked away with two Sales and Marketing (SAM) Awards at the 38th annual Atlantic Builders Convention held March 25-26 in Atlantic City.
The awards, presented by the New Jersey Builders Association (NJBA), recognized the firm’s newest Warren County gem, Monte View at Pohatcong, in two key categories:
- Best Home in a Rental Community (200 Apartments or Less)
- Best E-Brochure
This marks the fifth consecutive year that Larken Associates has secured multiple wins at the ceremony, a testament to the firm’s aggressive expansion of its “Larken Living” luxury multifamily portfolio.
Located strategically off Interstate 78 near the New Jersey-Pennsylvania border, Monte View at Pohatcong has quickly become a benchmark for Class-A housing in a traditionally underserved market.
The 120-unit community features a sophisticated architectural blend:
- Three garden-style buildings
- One four-story elevatored building
- Resort-style amenities tailored to professional commuters and local residents seeking high-end finishes.
“Monte View at Pohatcong reflects everything we aim to deliver… from thoughtful design and quality construction to a strong sense of community,” Melissa Nascimento, Executive Vice President of Marketing at Larken Associates, said.
The win for “Best E-Brochure” highlights a shift in how New Jersey developers are reaching modern renters. Nascimento noted that a “targeted, integrated digital marketing approach” was the engine behind the project’s rapid occupancy rates. In an era where the first “tour” often happens on a smartphone, Larken’s digital-first strategy set it apart from its regional peers.
The SAM Awards are considered the “Oscars” of the New Jersey construction and development industry. Each year, the NJBA evaluates projects based on creativity, execution, and market impact.
For Warren County, the recognition of Monte View signifies a growing appetite for luxury rentals outside of the traditional Gold Coast and suburban transit hubs. As more professionals look toward the state’s western border for a blend of value and high-end amenities, Larken’s “Gold” status suggests they have successfully cracked the code for the 2026 rental market.
