Livingston-based SAGE Investment Real Estate Advisors (SAGE) has announced a flurry of high-value multifamily activity, finalizing three major transactions totaling $29.35 million across Morris, Bergen and Middlesex counties.
The streak of deals underscores a robust appetite for New Jersey rental assets, spanning from ultra-luxury new construction in the suburbs to large-scale urban portfolios.
A standout in the trio of deals is the $5.35 million sale of The Ashton in Chatham. Led by SAGE’s Steve Tragash, the transaction for the newly built, eight-unit luxury property set a staggering benchmark of $741,000 per market-rate unit.
“Chatham is a high-barrier, high-income market with incredibly restrictive zoning,” Tragash said. “Acquiring a fully stabilized, all-new luxury asset in one of Morris County’s most desirable suburbs is a rare opportunity.”
The firm also showcased its ability to handle institutional-scale and legally complex sales:
-
Palisades Park (Bergen County): SAGE co-founders Greg Pine and Steve Tragash brokered the $21.5 million sale of a 99-unit property. The deal required navigating a complex life-insurance company mortgage assumption.
-
New Brunswick (Middlesex County): Principal Eli Herskowitz arranged the $2.5 million sale of 20 units on Simplex Avenue. The transaction was an attorney-led estate liquidation, requiring a strategic marketing approach to maximize value for the heirs.
Capitalizing on this momentum, SAGE has secured two major exclusive listings that signal continued confidence in the New Jersey rental market:
-
Ravenscroft Apartments (Phillipsburg): A 75-unit garden-style community in the tightening Western NJ/Greater Lehigh Valley corridor.
-
Elmora Garden (Elizabeth): A 60-unit apartment community currently open for offers.
