Mental health practice expands footprint with new office lease in Roxbury

NAI James E. Hanson successfully brokered a 1,100-square-foot lease for Rise & Restore Counseling at 185 Route 206 in Roxbury.

The transaction, negotiated by Vice President Joseph Vindigni, who represented both the landlord and the tenant, marks a significant expansion for the specialized mental health provider. The move to the western Morris County facility highlights a broader 2026 trend: the steady migration of community-based healthcare providers toward “right-sized,” accessible suburban office spaces.

Rise & Restore Counseling is a trauma-informed practice known for its “connection-first” philosophy. Led by a team of licensed clinicians, the practice specializes in supporting individuals, couples, and families navigating the “invisible weight” of anxiety, trauma and emotional disconnection.

By securing a physical footprint in Roxbury, the practice enhances its ability to offer a hybrid care model—combining its established virtual services with a safe, empathetic in-person environment.

The new office is situated within an 8,500-square-foot freestanding building that offers a blend of professional comfort and logistical convenience.

  • Strategic access: Located just minutes from Interstate 80, the site provides easy reach for clients across Morris, Sussex, and Warren counties.
  • Modern amenities: The building is equipped with an advanced, six-zone HVAC system, ensuring a quiet and comfortable climate—a critical factor for therapeutic settings.
  • Proximity to retail: Residents visiting the practice benefit from nearby amenities including Lowe’s and various dining options along the Route 206 corridor.

The lease comes at a pivotal moment for Northern New Jersey’s commercial landscape. According to recent market forecasts, office vacancy in the region is expected to decline to roughly 15.8% this year, the lowest level since 2019.

“Demand for well-located office space in Morris County is steadily growing, especially among healthcare providers,” Vindigni said. “Spaces like 185 Route 206 provide the accessibility and comfort that are essential for providers looking to deliver personalized, patient-focused care.”
