Resource Realty seals three industrial leases totaling 55,200 SF in West Essex County

Resource Realty of Northern New Jersey (RRNNJ) recently announced the successful completion of three industrial leases in Fairfield accounting for a total of 55,200 square feet. The deals underscore the sustained demand for strategically located, flexible industrial space in the Northern New Jersey submarket.

RRNNJ Principal Greg Sabato managed the assignments for all three transactions, representing both landlords and tenants.

The largest of the three transactions was a significant lease renewal for 48,100 square feet at 19 Daniel Rd. Sabato arranged the renewal on behalf of the firm’s long-standing client, the tenant Best-Way-Trucking, marking over a decade of collaboration between the two firms.

Sabato credits the local market’s strength to its accessibility, stating, “The strength of the West Essex industrial market is directly tied to its exceptional access to regional infrastructure.” He noted that the location allows tenants to “easily and immediately serve the entire Northern New Jersey/Southern New York State market,” adding that its proximity to New York City makes it “an ideal hub for local, regional and national distribution and logistics.”

The West Essex County submarket, particularly Fairfield, offers tenants seamless connectivity to major transportation corridors. The properties are located near key arteries such as Route 80 and Route 46 and are just a few miles from Route 23.

Furthermore, the area provides unparalleled regional access via I-287 and I-95, linking businesses to major markets in Pennsylvania, Connecticut, and Upstate New York.

Rounding out the activity, Sabato handled two other key leases in Fairfield:

  • He represented property ownership at 26 Just Rd. in a new lease involving more than 4,100 square feet of industrial flex space.
  • The third transaction involved a lease at an undisclosed one-story building that features ample frontage parking.
