Resource Realty secures 52,606-SF industrial lease in Clifton

The industrial real estate market in Northern New Jersey continues its strong momentum with a significant new lease in Clifton. Greg Sabato, Principal at Resource Realty of Northern New Jersey (RRNNJ), announced the completion of a new 52,606-square-foot industrial lease at 1155 Bloomfield Ave. on behalf of an undisclosed tenant.

The transaction underscores the ongoing demand for functional and accessible space that can accommodate a variety of business operations. According to Sabato, Passaic County remains a key destination for industrial users due to its strategic location and diverse property offerings.

“Passaic County continues to provide the industrial solutions our clients need, with properties that offer a balance of accessibility, functionality and value,” Sabato said. “The local submarket is a magnet because it delivers the right space for a wide range of businesses.”

The one-acre property, located just one block off Route 3, provides direct access to major thoroughfares connecting to New York City. The single-story building is designed for modern industrial use and offers a flexible layout that includes more than 12,000 square feet of customizable office, showroom and clean-tech areas.

A notable feature is the 10,000-square-foot warehouse with 24-foot ceilings and up to five loading docks. The entire warehouse is fully air-conditioned, a key amenity for businesses requiring climate-controlled storage or operations. Additionally, the one-acre lot offers ample space for an extra vehicle lot, trailers, or outside storage, adding to the property’s versatility.

Sabato noted that the space provides the tenant with the “flexibility and infrastructure needed to support their operations now and well into the future.”

This latest deal is another example of RRNNJ’s active role in the regional industrial market. The firm’s professionals point to the combination of adaptable space, strong infrastructure, and tenant-friendly amenities as the main drivers of the market, attracting a diverse range of companies from startups to established businesses in the warehouse and logistics sectors.
