In a significant industrial-retail hybrid play, Restaurant Depot has secured a 91,135-square-foot freestanding location at 577 Winters Avenue in Paramus. The deal brings a high-volume distribution powerhouse to one of Northern New Jersey’s most coveted corridors, with a targeted opening set for Q4 2026.
The transaction was facilitated by Michael Testa and William Farkas, who represented the parties in the lease negotiations.
The property at 577 Winters Avenue stands out due to its substantial footprint and strategic proximity to the region’s most critical transit arteries, including Route 17, Route 4, and the Garden State Parkway. Finding a freestanding building of this scale in Paramus is increasingly difficult, making the site a “perfect fit” for the wholesale restaurant supplier.
“It’s rare to find a 90,000 SF freestanding location in Paramus, and maybe even more rare to find the perfect hybrid retail/industrial user like Restaurant Depot,” noted the brokerage team in a statement regarding the deal. “The property offers excellent access along with strong visibility and the infrastructure required for high-volume distribution.”
The move signals continued expansion for Restaurant Depot as it seeks to streamline its logistics and retail reach in the Bergen County market. The building’s layout is uniquely suited to the brand’s requirements for both warehouse-scale inventory and accessible professional shopping.
“The size, layout, and strategic positioning make it an outstanding fit for Restaurant Depot’s continued expansion throughout Northern New Jersey,” the brokers added.
With buildout preparations expected to begin shortly, the new location is poised to become a central resource for local restaurateurs and small business owners by the end of next year.
