JLL Capital Markets announced Tuesday the successful sale of a premier Industrial Outdoor Storage (IOS) portfolio in Moonachie marking another high-profile transaction in the red-hot Meadowlands submarket.
A joint venture between Sagard Real Estate and global investment group La Caisse (formerly CDPQ) acquired the two-property site from Sitex Group. The portfolio, totaling 1.44 usable acres, represents a rare opportunity in a region where industrial land is at a premium.
The Moonachie site is perfectly positioned to serve the explosive demand for logistics and fleet maintenance. Following a comprehensive renovation in 2025, the properties now feature:
- Combined Building Space: 8,817 square feet across both sites.
- Low Lot Coverage: Only 14.1%, providing ample space for fleet parking.
- Functional Specs: Five drive-in doors and clear heights of 15 to 17 feet.
The facility’s primary value lies in its proximity to the world’s most dense consumer markets. Within a 90-minute drive, logistics providers can reach over 21.7 million residents.
The portfolio’s location offers unparalleled access to the tri-state area’s most critical transportation infrastructure:
- George Washington Bridge: Handling approximately 283,000 vehicles per day.
- Lincoln Tunnel: Processing roughly 145,000 vehicles daily.
“This portfolio represented the optimal footprint for market needs in a sector where IOS parcels of this size are highly sought-after and rarely available in the Meadows,” Nicholas Stefans, managing director at JLL said. “The combination of zoning, functionality, and credit-backed cash flow drew significant institutional interest.”
