The Office Lounge in Toms River sold after 50 years

A cornerstone of the Jersey Shore’s hospitality scene is entering a new chapter. Bielat Santore & Company, the Allenhurst-based hospitality real estate firm, has officially announced the sale of The Office Lounge, a landmark restaurant and bar located at 820 Main Street in Toms River.

After five decades of local ownership, the transition marks one of the most significant real estate transactions in Toms River this year, involving the business, the prime Main Street real estate, and a coveted plenary retail consumption liquor license.

For fifty years, The Office Lounge has been more than just a restaurant; it has been a community hub. The expansive property is uniquely equipped for high-volume service, featuring:

  • Main Restaurant & Bar: Seating for 270 patrons.
  • Specialized Sushi Bar: A local favorite within the lounge.
  • Seasonal Outdoor Seating: Accommodations for an additional 50 guests.
  • “The Villa”: A 5,384-square-foot secondary building dedicated to private affairs and corporate meetings with a 168-guest capacity.

The deal was brokered by Bielat Santore & Company’s Vice President Richard Santore.  Santore emphasized that selling a business with such deep community roots required a “cloak-and-dagger” approach to marketing.

“The sale of an operating business of this magnitude demands a careful balance of marketing and confidentiality,” Santore stated. “We maintained strict confidentiality right up to the public announcement of the liquor license transfer. We are very pleased to have matched this historic property with a purchaser who understands its value to the Toms River community.”

The firm reportedly leveraged its proprietary database of over 12,000 qualified buyers to find the right fit for the historic site.

The buyer, Esperto Hospitality Group, is a rapidly growing force in the New Jersey dining scene. The acquisition of The Office Lounge adds a legendary “stable” brand to a portfolio that already includes several high-end North and Central Jersey establishments:

  • Centrada (Red Bank)
  • Covo Italian Steakhouse (Marlboro)
  • Local House Kitchen + Bar (Tinton Falls)

Toms River residents can breathe a sigh of relief: the new ownership has no plans to shutter the doors. The Office Lounge will remain open seven days a week for lunch and dinner. The group also intends to continue utilizing “The Villa” for special events and private gatherings, ensuring that the local landmark remains the go-to spot for Ocean County celebrations.

The sale reinforces a broader trend in the 2026 New Jersey real estate market: a “flight to stability,” where established local institutions are being acquired by larger hospitality groups looking to capitalize on decades of built-in brand loyalty.
