The 245,000-square-foot building is now significantly outperforming the broader Central New Jersey office market, where vacancy rates have hovered near 26% for much of the past year.
The recent surge in activity, totaling roughly 28,000 square feet, includes a diverse roster of professional services, financial institutions, and specialized firms. The lease agreements include:
- Nationwide Insurance: A renewal for its legal division.
- Amboy Bank: A renewal for its site, which includes a full-service on-site ATM.
- Hudson Reporting & Video: A renewal for the expert court-reporting firm.
- Onyx Management: A new lease for the asset management provider’s finance office.
- AJ Foods: A new lease for the franchise restaurant ownership firm.
- YMF: A new lease for the textile company.
- Major Professional Services Advisory Firm: A renewal.
The property’s success is attributed to a “flight-to-quality” strategy executed by owner Atlantic Realty Development Corp. and NAIDB Executive Vice President Robert Dinner. A multi-million-dollar capital improvement campaign has modernized the building to meet the demands of a 2026 workforce.
Key amenities and upgrades include:
