Woodmont Industrial Partners (Woodmont) has announced the sale of its 54,113-square-foot Class A industrial property at 51 New Brunswick Ave. in Woodbridge Township to Sagard Real Estate.
The transaction highlights the robust institutional demand for high-quality, “last-mile” logistics assets in Central New Jersey. The property, delivered in 2023, serves as the Northeast headquarters for R.A.S. Logistics, a full-service logistics provider that fully leased the building upon its completion.
Located within one of the Northeast’s most connected logistics corridors, 51 New Brunswick Ave. offers seamless access to the New Jersey Turnpike, Garden State Parkway, and Port Newark-Elizabeth. This connectivity is critical for R.A.S. Logistics, which uses the site as a primary operational hub for final-mile delivery across the tri-state area.
Property specifications:
- Ceiling Height: 32-foot clear heights.
- Loading: 7 exterior dock doors and 1 drive-in door.
- Office Space: 2,300 square feet of modern office build-out.
- Redevelopment: The site was repurposed from an older structure into a state-of-the-art facility tailored for modern distribution.
“Our focus is to deliver high-quality logistics facilities in markets where demand for modern industrial space remains strong,” Anthony Amadeo, executive vice president at Woodmont said. “It was a pleasure to work with the town throughout the redevelopment process. Properties like 51 New Brunswick Ave. that have direct access to port infrastructure continue to attract strong interest.”
Belah Terentjev, director of acquisitions, Northeast at Sagard Real Estate, noted: “51 New Brunswick Avenue offers the location and functionality we seek in high-quality infill industrial investments. Woodmont’s execution and the property’s strong tenant profile make it a compelling long-term investment.”
The sale comes as Woodmont continues to scale its presence across New Jersey and the broader Northeast. The firm’s current portfolio totals over 7.2 million square feet across New Jersey, Pennsylvania, and Florida.
Recent Woodmont Milestones:
- South Amboy: Completed a 152,100-square-foot Class A industrial facility.
- Franklin Township: Commenced a major office-to-industrial conversion project on a 30.6-acre site.
The transaction was brokered by the Newmark team of Brian Schulz, Steven Beyda and Kevin Welsh, who have been active in facilitating several high-profile industrial trades in the Central Jersey submarket this quarter.
