The approach of the 2026 FIFA World Cup has become a high-octane catalyst for investment in the Meadowlands, headlined by the $100 million transformation of the former Hilton Meadowlands into the World of Blue.
The project, led by P3 Properties CEO Harvey Rosenblatt, represents the most significant private-sector hospitality advancement in the region ahead of the global tournament. The 21-story, 427-room property is being reimagined as an “experiential and placemaking destination” designed to capture the immediate surge of soccer fans while establishing a long-term legacy for East Rutherford.
The rebranding to World of Blue marks a departure from traditional franchise “flags,” opting instead for an independent, flexible hospitality ecosystem. The concept draws inspiration from the region’s natural surroundings—from the Hudson River views to the tidal waterways.

Experiential spaces: The redevelopment includes major modernization of the Horizon and Skyline ballrooms, as well as the creation of “The Cove,” an exclusive outdoor bar and performance space.

Infrastructure upgrades: Beyond aesthetics, P3 Properties is investing in massive HVAC and elevator overhauls to support high-intensity usage during international events.

Mixed-use future: The project activates the hotel’s expansive parking lot for future residential development and public gathering spaces, ensuring the site remains active year-round.
With MetLife Stadium set to host eight matches, including the World Cup Final on July 19, 2026, the urgency for high-tier hospitality has never been greater.
“Major international moments like the World Cup accelerate local investment decisions,” Harvey Rosenblatt said. “We’re building something designed to last well beyond a single event, but there’s no doubt the World Cup created clarity around what the Meadowlands can become.”
Jim Kirkos, president of the Meadowlands Chamber, echoed this sentiment, calling the project a “blueprint” for how the business community can leverage a global spotlight to drive a decade of economic momentum.
