The Jersey Shore’s most iconic sub chain is staying close to its roots. Jersey Mike’s Subs has officially signed on as a major office and retail tenant at Bell Works Fort Monmouth, taking approximately 70,000 square feet in the newly reimagined “metroburb.”
The Wall-based company will anchor the 276,900-square-foot former Commvault building, which is currently undergoing a $36 million transformation into a lifestyle and business hub by Inspired by Somerset Development.
The move is a significant win for Inspired by Somerset’s CEO Ralph Zucker’s “metroburb” model, which successfully transformed the Bell Labs site in Holmdel and is now being replicated at the former Fort Monmouth campus. Jersey Mike’s will join Commvault, which remains a prominent tenant in the building, in a space that will eventually feature a public food hall, fitness center, and even indoor golf.
“We are thrilled to welcome a homegrown brand of this caliber to Bell Works Fort Monmouth,” Zucker said. “Adding Jersey Mike’s reinforces Bell Works as a vibrant, collaborative hub and a true destination for the community.”
The expansion comes as Jersey Mike’s prepares for a massive leap into the public markets. On April 20 the company confirmed it has confidentially filed for an Initial Public Offering (IPO). Backed by private equity giant Blackstone, which acquired a majority stake in early 2025, the chain is reportedly seeking a valuation of at least $12 billion and aims to raise upwards of $1 billion.
With over 3,200 locations and a recent deal to open 400 stores in the U.K. and Ireland, the move to Fort Monmouth provides the necessary infrastructure for the chain’s aggressive global pivot.
Similar to its sister site in Holmdel, the Fort Monmouth location is designed to be more than just an office park. The redesign focuses on high-energy, public-facing spaces, including:
- The Atria: A beautiful, open-access walkway for the public to “hang out” and shop.
- Ready-to-Wear Offices: Flexible, move-in-ready suites for smaller teams.
- Public Amenities: A coffee shop, a full-service restaurant with event space, and a curated food hall.
Work on the facility is progressing rapidly, with the transformation of the existing cafeteria into a multi-concept food hall serving as a central pillar of the redesign.
As Jersey Mike’s prepares to transition its corporate team to the Tinton Falls site, the deal is being cited by analysts at Colliers and Savills as one of the largest and most notable office leases of Q1 2026, further cementing Fort Monmouth’s status as a premier New Jersey business destination.
