The 8,000-square-foot multi-tenant retail property, located at 305 Whitesville Road, traded hands in a deal that underscores the enduring value of neighborhood-serving assets in high-income New Jersey suburbs. The property was 100% occupied at the time of the sale, featuring a diverse mix of local, service-oriented tenants.
The transaction was orchestrated by Chez Eider, senior director of Investments at Marcus & Millichap, who represented the seller—a national investor—and procured the buyer, a local private investor.
“Transactions like this are often the result of long-term engagement with both ownership and active investors across asset classes,” Eider said. “Understanding the objectives on both sides can create opportunities where there is strong alignment and a clear path to closing, regardless of asset type.”
The local buyer reportedly plans to maintain current operations while evaluating future opportunities for the 1.30-acre site.
Chapel Hill Shops sits in a high-growth pocket of Ocean County, benefiting from its proximity to both Jackson’s residential expansions and the high-density Lakewood market. The site’s appeal is bolstered by exceptional local wealth; the average household income within just one mile of the property exceeds $141,000.
