Crow Holdings expands regional footprint with Philadelphia acquisition, citing N.J. success

Crow Holdings Development (CHD) on Tuesday announced the acquisition of a site in Philadelphia for a new 103,500-square-foot, Class A warehouse, an investment that highlights the firm’s continued expansion across the Northeast region, including New Jersey.

While the new project is just across the river in Philadelphia, it’s part of a broader development strategy that has seen significant success in the Garden State. According to Clark Machemer, senior managing director at Crow Holdings, the firm’s ability to secure and develop new properties is a key factor in its growth.

In New Jersey, CHD is finalizing the Crow Holdings at 6A, a 294,000-square-foot industrial facility in Burlington Township. This project has already secured a major tenant, GMB North America, for its headquarters and North American distribution operations. The company is actively seeking a tenant for the remaining space.

The Philadelphia acquisition, acquired from James D. Morrissey Inc. and located at 2748 Grant Avenue, will add to a portfolio that already includes properties occupied by major companies like Amazon and Martin Brower. Construction of the new facility will begin in the fall. The building will feature 32-foot ceiling heights and 32 dock positions, and it is expected to meet strong market demand for modern logistics spaces.

JLL’s Kyle Lockard and Jeff Lockard orchestrated the transaction. Lockard, Lockard and JLL’s Mitch Russell will serve as leasing agents for 2748 Grant Avenue.

“This building is exactly what the market is calling for, and we are excited to work with the talented development team that will bring it from concept to completion,” Johanna Chervak, CHD vice president said.

Crow Holdings’ presence in New Jersey is well-established, with projects that have introduced over 4.2 million square feet of industrial space to the region since 2020. The firm also recently completed the Crow Holdings at Carteret facility, highlighting its strong regional presence and ability to execute large-scale developments.
