Lee & Associates – WBE New Jersey office arranged a 151,676-square-foot, full-building industrial lease for a manufacturing tenant at Union Distribution Center, 901 Lehigh Ave. in Union.
The commercial real estate firm’s Drew Maffey and Rick Marchisio served as tenant brokers and represented the landlord and developer, Brookfield Properties, in the transaction.
The move to pre-lease the newly constructed Union Distribution Center marks an expansion play for the tenant. “The property’s Class A functionality and ideal Union County location were major draws, as was the opportunity to occupy a brand-new, freestanding building as its sole tenant,” Maffey said. “Beyond that, Union Distribution Center provides our client with superior access to regional thoroughfares in one of the state’s most desirable submarkets.”
Union Distribution Center is located off New Jersey Turnpike Exit 13, just 20 minutes from New York City and 10 minutes from the Port of Newark-Elizabeth. The distribution facility sits on 8.5 acres and features 28 loading spaces, 36-foot clear ceiling heights, and ample car and trailer parking. The LEED-certified property is proximate to Route 22, the Garden State Parkway, Routes 1 & 9, and I-78.
