Larken Associates on Thursday announced the successful execution of two new lease agreements totaling 7,215 square feet at the Hillsborough Business Center on Stryker Lane in Hillsborough. The latest deals secure full occupancy for the 27-building, 596,315-square-foot flex industrial/warehouse complex.
The transactions highlight the property’s appeal to a variety of businesses and include a significant expansion and a new lease:

Pezz Electrical Services, LLC: The full-service electrical and HVAC contractor signed a 6,120-square-foot expansion, increasing its footprint from 3,750 square feet to 6,120 square feet. The additional space is designated for expanded warehouse and office operations to support the company’s growth in central New Jersey. Marc Shein of NAI DiLeo-Bram & Co. represented the tenant.

Navaranjitha Performing Arts Center: The traditional Indian dance studio secured a new 1,095-square-foot lease, which will be used as instructional and rehearsal space.
Victor Kelly, Executive Vice President of Larken Associates’ Commercial Division, represented the landlord in both deals. Kelly noted that the diverse range of tenants—from trade services to arts and culture—reflects the “economic vibrancy of the region” and the property’s flexibility.
Hillsborough Business Center is strategically located on 100 professionally managed acres, just one block off Route 206, providing easy access to Routes 22 and 206, and Interstates 78 and 287.
The complex offers tenants high-quality flex space with desirable features, including 18’ to 20’ clear ceiling heights, heavy floor loads, and individual tailboard and/or drive-in doors with separate utilities and entrances. On-site amenities, such as a fitness center and a self-storage facility, further enhance its attractiveness to businesses.
