Mapletree on Tuesday said it commenced construction on a new 420,262-square-foot logistics facility at 1180 Corporate Center Drive East in Tobyhanna, Pennsylvania. The development is designed to serve as a critical gateway for distribution networks, capitalizing on its strategic proximity and strong connectivity to the greater New York metro area and New Jersey.
The new facility’s location provides a distinct advantage for companies aiming to optimize delivery routes into one of the nation’s densest consumer markets. Strategically situated near Exit 3 of I-380, the site offers direct and seamless access to I-80, the main interstate artery connecting Pennsylvania directly to northern New Jersey and extending toward New York City.
This access makes the Tobyhanna development an attractive option for retailers, e-commerce operators, and 3PLs seeking distribution space close to the New Jersey border without the higher operating costs of the immediate North Jersey industrial market.
The new facility will sit adjacent to Mapletree’s existing 1.3 million-square-foot asset, enhancing the area’s prominence as a major distribution cluster. The building is designed with modern specifications and sustainability in mind, aiming to achieve LEED Silver certification. Key features include:

Kadean Construction is serving as the general contractor. Jeff Lockard of JLL is leading the leasing efforts, targeting tenants who need efficient access to regional and national markets.
