Resource Realty of Northern New Jersey (RRNNJ) on Wednesday announced the successful execution of four significant industrial lease transactions, encompassing a total of 116,347 square feet across Morris and Warren counties.
The deals, all completed on behalf of the respective landlords, highlight the fierce competition for strategically located industrial space in North Jersey.
RRNNJ Principal Brian Wilson played a pivotal role in securing tenants for all four properties, each situated less than three miles from Interstate 80. This prime location offers exceptional connectivity to major logistical hubs, including New York City, Upstate New York, and Eastern Pennsylvania, a factor Wilson noted as critical in securing long-term users at every site.
“Despite the ‘summer wind down,’ we continue to see tenants across multiple industries willing to pay a premium for strategically located, amenity-rich industrial space,” Wilson said. “This trend has only strengthened over the past couple of years and reinforces the strong fundamentals of the I-80 corridor as a premier destination for businesses prioritizing both efficient logistics and quality operations.”
Lease activity highlights
The bulk of the new leasing activity was concentrated in Hackettstown, Warren County, where RRNNJ secured tenants for two industrial properties totaling 82,216 square feet:

45,048 square feet leased at 715 Willow Grove Street.

37,168 square feet leased at 101 Bilby Avenue.
In both Hackettstown transactions, Wilson represented the landlord, while KBC Advisors represented the tenant.
In Morris County, new leasing activity totaled 34,131 square feet across two transactions:

A 30,131-square-foot industrial lease at 400 Forge Way in Rockaway, where Wilson collaborated with Principal Scott Peck.

A 4,000-square-foot industrial unit at 1 Emery Avenue in Randolph, secured with the assistance of RRNNJ Founder and Principal Tom Consiglio.
