As the Central New Jersey industrial market continues to face a supply crunch for high-quality Class B space, the Metz Industrial Group (MIG) of Bussel Realty Corp. (BRC) has finalized a significant lease for a long-time client. Great Moving & Storage has signed for 27,484 square feet at 20 Harmich Road in South Plainfield, a move that aligns with the logistics provider’s rapid regional expansion.
The transaction was brokered by MIG Principal Jordan Metz, Senior Associate Benito Abbate, and Sales Associate James Friel, who represented the tenant. Lee & Associates represented the landlord, Marcus Partners.
The deal comes at a time when industrial vacancy rates in the Central New Jersey corridor—particularly for functional Class B assets—remain remarkably low. According to market data from late 2025, while the broader New Jersey industrial vacancy rate has stabilized near 7.2%, the specific segment for small-to-mid-sized “flex” and warehouse space is significantly tighter.

The newly leased space is part of a 57,250-square-foot industrial building situated on 4.9 acres. The facility is strategically positioned for logistics companies that require immediate access to the “Outerbridge” connection to Staten Island and major New Jersey arteries.
