Dalfen Industrial has solidified its dominance in the burgeoning New Jersey Industrial Outdoor Storage (IOS) market, acquiring a 24,153-square-foot facility situated on 3.98 prime acres at 7061 Route 35 in South Amboy.
The transaction, announced on Thursday by CBRE, marks Dalfen’s third IOS acquisition through the brokerage firm in the past 18 months. The deal comes at a time when institutional appetite for “low-coverage” industrial sites is at an all-time high, driven by the critical need for truck parking, container storage, and fleet maintenance space near the Port of New York and New Jersey.
The South Amboy property perfectly aligns with the joint venture criteria established between Dalfen Industrial and Centerbridge Partners, which focuses on infill IOS sites near key logistics nodes.
