Moonachie-based Weiss Realty’s Illinois site selected for high-speed tech development

Weiss Realty, the Moonachie-based commercial real estate firm, announced Tuesday that its 138-acre 2500 North Commerce Park in Decatur, Illinois, has been selected for the Accelerated Site Assessment Program (ASAP).

The selection, made in partnership with Ameren Illinois, the Illinois Department of Commerce and Economic Opportunity, and the Decatur EDC, positions the site as a top-tier destination for the next generation of digital infrastructure—specifically a massive 274-megawatt data center.

Weiss Realty has built a 50-year legacy of managing high-value industrial assets nationwide. The firm acquired the Decatur property in 2003, famously revitalizing the former Caterpillar and Bridgestone/Firestone manufacturing hubs. By securing a spot in the ASAP pilot program, Weiss is leveraging its New Jersey-honed development expertise to fast-track one of the most power-dense opportunities in the Midwest.

The ASAP Program is a statewide initiative designed to eliminate the “red tape” that often slows down large-scale industrial projects. For Weiss Realty, this means 2500 North Commerce Park is now “development-ready” with:

  • Accelerated Permitting: Streamlined approvals to move from selection to construction in record time.

  • Infrastructure Coordination: Pre-vetted utility and power logistics handled in cooperation with Ameren.

  • Reduced Risk: Due diligence and site assessments are completed upfront, providing certainty for institutional investors.

The 138-acre campus is uniquely equipped to handle the intense energy requirements of modern AI and cloud computing hubs.

Asset Feature Capability & Scale
Power Capacity Earmarked for up to 274 Megawatts
Development Size Supports over 800,000 SF of data center space
Connectivity Adjacent to Midwest Intermodal Inland Park & Decatur Airport
Zoning Fully approved for Data Center, Logistics, and Manufacturing

“We are extremely excited and proud to see our property recognized as a priority development site,” Jaime Weiss, president of Weiss Realty said. “Our goal is to make it easier for companies to move quickly and confidently. The ASAP Program strengthens the site’s readiness and enhances its appeal to users seeking power, scale, and long-term growth potential.”

Beyond its power capabilities, the site offers unparalleled logistics advantages. Located near major highway arteries and the MidWest Intermodal Inland Park, it provides a seamless link between regional and national supply chains—a critical factor for the logistics and advanced manufacturing sectors that Weiss Realty has served for decades.

With this designation, the Moonachie-based firm is inviting data center developers and global logistics providers to explore a site that combines “legacy power” with “accelerated future” readiness.
